It is not a big deal if You have some knoledge and You pay attension to the details.
You will need clutch cover gasket /about $13/ and I'd advise You to R&R the famos plug /about $7-8/.
You mentioned about the IN valve being beyond adjusting. What about the EX? Check the rockers- Is the IN rocker bad? Is it only the IN rocker or the EX. also? The reason I am asking is because the severe rocker wear is a sign of oil starvation and the same oil lubricates both rockers.
Is it possible the person who had the bike before You, to ride it without an air filter and to wear the IN. VALVE ?
 About the cam chain R&R- it is a no brainer. When You have the parts, we will help.

Just the intake R arm was worn. I know kinda weird. The cam itself looks good, no real flat spots. I didn't mic it though, but for money I'm going to chance it, I will probably shine it up with some emery cloth and water.

Oil starvation was the problem. But it was not because it was low. The O-ring for the oil port in between the head and head cover was misaligned when someone when into the head and clipped in half when the head was tightened. More than likely allowing the oil to flow out and right down the timing chain channel. As of right now I consider myself very lucky that it didn't get a complete blockage.

The design flaw there is that the eccentric o-ring seat is on the head cover not the head. If you don't stick it, it can fall when you flop the head cover on. R the o-rings still non-round like the seat or r they round now. I haven't gotten mine yet.

That may be a good one for tech notes because that one port is all that feeds the cam bearings and lobes!
