We have spent energy talking about affordable healthcare, and other necessities, to the betterment of our society.
Nothing wrong with that, if dialogue is honest, and demagoguery stays home.....
But what I find lacking in this arena is a main component in ensuring stability in our neighborhoods....

Affordable housing

For the moment I want to just focus on home ownership, not rental properties (rent).

Owning a home is the biggest investment the majority of people will ever make. Once they have a vested interest in this property/community, the natural instinct is to protect it, fostering a healthy enviroment through participation in local politics, schools, business, etc....    

We need to find a way to make this happen for anyone wanting to be part of that "american dream".

Not give it to them, no......
But more in a way that allows for a healthy sustaining market, without government interventions....
That is more accessible to the lower and middle class households.

My idea is to limit appreciation to a certain percentage point per year, say, 5% (just a random number) so it would hopefully curtail investing and flipping, etc, which drives the markets higher....
We shouldn't use the home as a means to wealth, it destabilizes those benefits I listed above re: stability in neighbors/communities.

Also, for those who buy to live in their home, interest should be simply.
No more amortized, where the lenders and banks reap first and foremost hell, they already charge points, cost, etc....UP FRONT, while those doing the maintaining, etc, of the real property have to often wait years to realized their efforts in returns of said investments.....
A simple loan with equal payments of principal and interest will give the owner a greater and faster share of any equity in the property, which will be a added incentive to keeping the properties/communities up, etc....for they really will see it in their pocketbooks, etc.....

Interest is high on a mortgage in the early years because the owed amount is big.

Yes, the front end of the standard home loan is extremely interest heavy up front, that is not really fair to the borrower in a market that fluctuates...if the loan goes upside down, the lender still gets ALL their interest regardless, and the borrower is stuck....
To be more fair the interest should be more evenly spread out through the life of the loan...

As to intervention, make a rule, or law, residential real estate can only appreciate a set amount per year, and NOT exceed it, like in price fixing, but is not "run" as a government office.

We need to stabilize the market so more folks can get in.....
Stop using it as a avenue to wealth, the more beneficial effects it has on societal concerns should be a greater concern that capital gains, profits, etc....

appreciation is increase in home value... that's money in your pocket and you choose correctly.
If a loan goes upside down, you choose poorly, bought at the wrong time, etc.
no one going to give you a simple interest loan w/out big brother stepping in.
how fair would it be for the bank and all it's depositors to assume the full risk of the loan?

What you are proposing/hoping for is 100% socialist in nature.  You want "us" (the government) to step in and fix the current home lending structure. The only ones who would feel the burden are the lenders.

Versy, they already profit off the origination fees, etc....
And again, the value to society is the goal, that I think we should seek.

There are many other ways to financial gains, housing should not be part of that equation.
My thinking is appreciation and depreciation will not really be a factor once such limitations are set, as the demand will most likely always exceed supply, so I am thinking a positive return will be the norm....

In the current situation, how many folks walk away from a upside down loan, defaults, etc, that are factored in to EVERYONES loan.... when the market tanks, or slows?

As you point out its all about timing which is what I am hoping to alleviate from the equation....it has a domino effect, and the banks factor that in to ALL of us.

The fact is ray, "stupid" AOC and her fellow freshmen senators have been talking about this issue for some time.  Affordable housing is a big part of the DSA.

Maybe instead of making fun of her and the other Democratic Socialists, you should take the time to find out what they have to say about it.

Who knows, maybe you'll start to actually support a democratic platform after all. (I doubt it, it's much easier to post about Jesus and snark at AOC, right?).
